Luís Lima, president of the Portuguese association for real estate agents (APEMIP), recently spoke of a lack of high value property for sale in parts of the Algarve, which could threaten the future of the Government’s Golden Residence Permit Programme: Meravista, the Algarve’s biggest property portal, disagrees.
The Government’s Golden Residence Permit Programme was launched in 2012. One requirement to qualify for a Permit is the investment of €500,000 or more in Portuguese property. So far, a total of 1,649 'Golden Visas' have been issued. Of those, 1,563 were via property investments and 80% of investors were Chinese.
In Luís Lima’s opening speech at the Salão Imobiliário de Portugal conference and exhibition in Lisbon last month, he expressed concern that this successful initiative could be halted by a dearth of properties in the required price bracket and suggested that someone ought to invest in urban regeneration, and fast.
The APEMIP president included Lisbon, Cascais and ‘desirable’ parts of the Algarve in his list of areas where there was a shortage of properties on the market priced in excess of half a million euros.
Algarve property specialist Meravista doesn’t agree that there’s a shortage of high end property for sale in the region’s sought-after locations. Meravista director, Anita van Huson, comments: “A quick search of Meravista’s property map should be reassurance enough that there are many suitable properties for sale - in the Algarve at least.” She explained: “We currently have 3000 properties in our database valued at half a million euros or more and that’s not counting commercial property or plots of land. In Loulé alone, which covers the Golden Triangle resorts of Quinta do Lago and Vale do Lobo, we can offer buyers 1092* exclusive homes.”
