Luxury Quinta do Lago villa demolished by order of the Council

qdlA partly-built, luxury villa in Quinta do Lago has been demolished on the orders of Loulé Council.

The original building permit was issued by the municipality for construction of a house on Lot No. 30, Loteamento do Lago in Quinta do Lago.

At the beginning of 2014, a request to build a villa with a swimming pool in a prime area of the luxury estate was analysed, being approved in January 2015 by the Council. The villa is It is on the east side of the lake, about 200 metres back from the Casa do Lago restaurant.

However, after technical analysis, it was verified that the work being carried out was not complying with the plans, the rules and the regulations and seemed to have strayed outside the defined building area.

After several attempts to legalise the construction, that the Council says was wrong from the start, none of the newly submitted projects accorded with the Council’s technical requirements.

As the situation was going nowhere, the Council decided to act and issued a demolition order which has seen the plot revert to just that, a plot with no illegal building in sight.

Loulé’s mayor, Vítor Aleixo, said that the demolition, "is a good example of the speed and effectiveness of municipal services in an area so important to the economic dynamics of the County," adding that the urbanisation plan for the area is now back on track.

One well-informed neighbour commented of the owner, "He just ignored the building limit and thought he could get away with it."

Bent neighbour??

Not at all, one voicing local observation that this building clearly was illegal and outside the limit authorised by the Camara. No undue pressure needed for the Camara to act correctly.

It can be very misleading to view these planning issues with north European eyes. This chancer may be just that but it is equally likely some local heavyweight has manoeuvred the Municipal to keep his view or to get the development site for much less. Or this is an 'honest foreigner - seriously misled - so sold the 'wrong plot' by a bent estate agent; with a bent architect and bent planners then winding him up on what to build just to get the rest of his money off him. From your own experience now get back to Ed. with your other equally likely possibilities.

If you drive out of Quarteira, look at the row of houses opposite the Aquashow Water Slide Park, you will see the end house with a big ''Sortami'' purple sign, by Portuguese law, after a house is built you will be issued many useless revenue raising documents, one of them is the ''Licença de Habitação'' none of those houses have the license, hence, can never be sold, so yawn yawn, whats new.
