A property on the market for a longer time than expected does not always have an underlying fundamental issue. Buyers' expectations, the state of the property and the situation of the owner themselves can play a part in lengthening the time a home is on the market.

Prior to making a decision as to what to do next, look at factors which could be contributing to the problem.

Is The Price Putting Buyers Off?

The price is one of the first things to look at when analysing a stagnant property. An asking price which seemed perfect when first advertising can quickly become unappealing to prospective buyers.

This does not mean that the home is over-priced, but the property could be competing against similar homes which have a larger area, are in better condition, or located in a more desirable area for the same price.

Looking at current ads, and completed sales (not just asking prices) can be a good indicator of where the price of your property could be set unsuitably. Also speaking honestly to the estate agent can tell you whether buyers are instantly turned off by the asking price.

A quick change could be enough to attract new buyers to look at the house. But if the property has been on the market for several months with no serious offers, reconsidering the original pricing strategy may be the only option.

Could The Property Itself Be Slowing Things Down?

Some homes require a bit more elbow-grease than others. Older properties in the Algarve can often present maintenance issues or incomplete renovations and paperwork which means they need resolving before a sale can go ahead.

Even minor issues can put off potential buyers who don't want the added hassle and expense of renovations.

It's a good idea to sort out smaller jobs and expenses, but big-scale renovations are an altogether different kettle of fish. Paying thousands of euros into a home to renovate it is no guarantee that you will make a profit when selling the property on.

You also have to think about your own circumstances; maybe you've already moved and need to offload the house quickly, you've inherited a place you don't want, or you simply need the money by a certain date. Holding out for a higher price is one thing, but waiting years to sell a property isn't always feasible.

In these situations, where time is of the utmost importance, rather than waiting for the perfect buyer to come along, you might want to consider selling to a company that offers a 'sell home for cash' option. It can often depend on the property in question and their circumstances as to whether this is a viable option, but for some owners, it's the best option available.
