The average house price across England and Wales has hit a new record of £236,000.
Prices are up by 6.8% over last year whereas London’s annual growth of 11.3% took the average price to £552,530, also a new record.
The North was the only area where prices tumbled over the year, dropping 0.3% to £145,861 on average.
In Wales, on the other hand, prices were up by 4.6%, in the region of £171,359 on average.
Property website Rightmove, which compiled the information, said that the South West and the South East of the country, both affected by the recent severe flooding, “lag behind the spring seller rush”.
Miles Shipside, director of Rightmove, said: “With prices on the up and set to increase more, there is a greater sense of urgency among buyers.”
